February HOA Meeting Announcement

The winter HOA meeting is scheduled for February 29th at 07:00 pm in the basement of the Park Ridge Community Church, located at 3805 Maltby Road.

Agenda:

  1. Proposed changes to the Dues Collection Policy
  2. Vote to allocate funds for a number of neighborhood projects
  3. Discussion of 211th sidewalk water issue
  4. Greenbelt tree cutting/replanting
  5. Discussion and update on Community Improvement Program
  6. Treasurer’s Report and update on HOA financials

Property Condition Reporting Form Now Online

As part of the HOA’s on-going efforts to clean up our neighborhood, all homeowners are being asked to do their part by insuring that their property meets a basic level of cleanliness and maintenance. To further this goal, the HOA has created a online reporting form where all homeowners may report property condition issues or property-related CC&R violations. This form will be a centralized method of reporting and tracking and will allow the HOA Board and Street Representatives to know what and where the problems are, so they may follow up on them accordingly.

The form may be accessed from any page of the website, via the black navigation bar at the top of the page. It is located in the Contact Us menu under Property Condition Reporting Form. All reports should include the specific Property Maintenance Standards item being reported, or the specific CC&R section that pertains. For easy reference, a copy of the Property Maintenance Standards is located below the reporting form and will be updated or expanded as needed.

Fall Community Clean up: Thank you!

We wish to take this opportunity to thank everyone that, in spite of the rain, showed up and participated in the fall clean-up event on Saturday. Your help and dedication is greatly appreciated by us and your fellow homeowners. Thank you!

To everyone: make sure you take an opportunity, the next time you are entering or leaving the development, to admire the newly cleared area at our front entrance. We think you will like what you see!

For those of you that were unable to participate in this clean-up, we will be holding our next one on Saturday, April 28, 2012 starting at 9:00 AM. Please mark your calendars! Because of the small turn-out, we are hoping to get more folks to show up for April’s event, in order to avoid hiring out more work or leaving things unaccomplished. Remember: a few hours of your time will help us keep dues low and the neighborhood looking great!

Fall Community Clean-up – Volunteers Needed!

We are less than two weeks away from our fall clean-up event, on October 22nd. Currently, we have less than 6 volunteers confirmed. Please RSVP (link below) as soon as possible so we have an idea of how many folks will be at the event!

Below is our list of items we want to tackle during the event. We are always looking for items to be added, or feedback on the items already on the list. Depending on the number of volunteers that show up on the 22nd, some items might have to be removed. Items that are removed, we will have to hire outside contractors complete at considerable expense. Our desire is to do as many of these as possible as a community in order to continue to keep dues low and use our funds for more enjoyable activities and improvements.

Fall Clean-up Items:

  • Pick up litter from neighborhood streets, common areas, greenbelt
  • Remove berry vines and branches suffocating native trees/plants.
  • Replace rotten playground chip retaining boards
  • Plant 22 greenbelt replacement trees as required by the City of Bothell— Need volunteers to deliver to greenbelt areas and plant.
  • Clear weeds/vines from around new plants at front entrance
  • Spread bark around new plants at entrance to keep weeds out
  • Prune landscape trees
  • Clean drainage ditch along 23rd Ave.

Here are the approximate costs to pay to have the work done:

  • 22 trees bought, delivered and planted: $2,400
  • Replace playground boards: $1,000
  • Pruning trees not included in landscaping contract: $250
  • Spread bark around front entrance plants: $450
  • Clean drainage ditch along 23rd: $300
  • Remove berry vines $300-600
